Commercial Post-Construction Cleaning for a $22 Million Building

A commercial construction project can look finished and still be nowhere near ready to hand over.

We recently completed a multi-stage post-construction cleanup for a new commercial building valued at approximately $22 million. The project was being completed by a large commercial contractor, and our role was to help take the building from an active construction site to a clean, professional space that was ready for inspections and tenant turnover.

This was not a one-day cleaning job. We completed a pre-cleanup before one of the early final inspections, returned as the remaining construction work was completed, and then handled the detailed final cleanup before the building was turned over.

By the time we finished, we had cleaned the building inside and out.

A Commercial Cleanup Completed in Stages

Post-construction cleaning can be difficult because the building is still changing while you are trying to clean it. One area may be finished while another trade is still creating dust, completing punch-list work, or moving materials through the building.

For this project, it made more sense to complete the cleaning in stages.

Our first cleanup helped prepare the property for an early final inspection. Once more of the remaining construction work was finished, we came back and worked through the building again. The final stage was the detailed cleaning needed to make the property presentable and ready for the tenant.

Our complete scope included:

• Interior and exterior window cleaning

• Dusting and wiping down interior surfaces

• Sweeping and mopping floors

• Cleaning desks, tables, chairs, and appliances

• Cleaning the exterior of the commercial building

• Cleaning the surrounding concrete

• Removing mortar and concrete splash from the building

• Providing extra care in rooms with surfaces that required specific cleaners and methods

This project went well beyond pressure washing. It required interior cleaning, exterior cleaning, detailed residue removal, and knowing when a surface needed a different approach.

Detailed Interior Post-Construction Cleaning

Fine construction dust gets everywhere. Even after the larger debris has been removed, dust can remain on windowsills, furniture, appliances, floors, ledges, desks, tables, and chairs.

We worked through the interior of the building by dusting and wiping down surfaces, cleaning the windows from the inside, sweeping the floors, and mopping the finished areas. We also cleaned the furniture and appliances that were already inside the building.

Certain rooms required extra caution. A commercial building of this size includes several different materials, finishes, and specialized areas. One cleaner is not appropriate for every surface.

We adjusted the products and cleaning methods based on the room, the material, and the type of residue we were dealing with. The goal was not only to remove the dust and construction residue. We also had to avoid damaging a newly installed floor, finished surface, appliance, or piece of furniture right before the building was handed over.

That part of the job takes patience and attention to detail.

Exterior Building and Concrete Cleaning

The outside of the building needed just as much attention as the inside.

We cleaned the exterior walls, exterior glass, entrances, and the surrounding concrete. Construction traffic, equipment, dirt, dust, and material residue had collected around the property during the project. Even though the building itself was new, it did not look finished until those areas were cleaned.

We approached each exterior surface based on what it was made from and what needed to be removed. Commercial building washing is not about using the highest pressure possible. It is about using the right cleaner, pressure, and process for the surface in front of you.

The concrete also needed to be cleaned evenly across the property. Cleaning only the most visible areas would have left the finished project looking incomplete, so the exterior cleanup included all of the concrete within our scope.

Removing Mortar and Concrete Splash

One of the more detailed parts of this project was removing mortar and concrete splash from the exterior metal siding.

This type of residue is different from ordinary dirt. Once it dries and bonds to a finished surface, it cannot simply be washed away with regular pressure. Being too aggressive can scratch the siding, damage the finish, or leave permanent marks.

We used cleaners and methods suited to the affected surfaces and worked through the spots carefully. This was slower, detailed work, but it made a noticeable difference in the finished appearance of the building.

The before-and-after pictures show why this step mattered. The mortar spots stood out against the new siding and made parts of the building look unfinished. Removing them helped the exterior finally match the clean, completed appearance of the interior.

Why the Final Cleanup Matters on a Large Commercial Project

On a $22 million construction project, the details matter.

The building may be structurally complete, but dust, dirty windows, residue on finished surfaces, stained concrete, and mortar splash can make quality construction work look unfinished. Those details are especially noticeable during final walkthroughs, inspections, and tenant handover.

Handling the cleanup in stages allowed us to prepare the building as the project progressed instead of waiting until the last minute and trying to complete everything in one pass.

It also gave the contractor and property team one company that could handle detailed interior cleaning, exterior building washing, concrete cleaning, window cleaning, and specialty residue removal. That helped keep the cleanup process organized and produced a more consistent finished result.
